Located in the heart of Santa Clarita, Valencia is one of four communities that form this vibrant city. Valencia’s slogan is “A Great Place to Live, Work and Play!” This slogan is supported by its high ranking as one of the most desirable places in the nation to live, raise a family and work! This city offers relaxation and a small community feel while still providing all the big city amenities.

Valencia is master planned community that uniquely threads together living, work, education, and recreation. Designed for all life-styles, the community is composed of different villages that are inter-linked by paseos or pathways. On this extensive system of paseos you can go from home, to shops, to the park with out ever getting into a car or crossing a street. These scenic paseos also transport you to a broader network of recreation trails that run along the Santa Clara River and San Francisquito Creek.

Valencia has a population of approximately 65,000. It is located 30 miles north of the large urban center of Los Angeles. Valencia is considered a major business center and provides for over 70% of the jobs in the Santa Clarita Valley. Valencia Gateway is located here. It is the largest center for business, industry and technology within Los Angeles County. Additionally, the city’s Metrolink daily transports residents to and from the great metropolis of Los Angeles.

Towards the north you will find the grand Sierra Pelona Mountains, refreshing Lake Piru and Castaic Lake, the rich forests of Los Padres National Forest and the Angeles National Forest and to the south you will find the majestic Santa Susana Mountains.

The large, stately house that you drive by every morning on the way to work has had a "For Sale" sign sitting in the front yard for months. When you finally call for an appointment and see the house--you love it! And the price is lower than prices for similar houses on quieter side streets.

Houses located on busy streets may represent excellent buys in terms of space and amenities for the price. Some buyers who are very sensitive to noise or concerned about small children or pets may automatically rule out houses that are located on busy residential streets. If you don't share these same concerns, you won't consider a busy location to be a deterrent to buying the property. If the sellers have made pricing concessions on the property based on its location, this could provide an opportunity for you to own a far grander house than you thought you could afford!

Just remember that when you sell the house, the pool of prospective buyers may be smaller, and you may have to pass on a similar price break to the next owner.
